Questions
It is prepared from recent transacted prices in your development or street, adjusted for your floor, unit size, facing and condition — the same evidence a buyer's agent would argue from. For a condominium in an active development that usually lands within a few percent of what the unit eventually transacts at.
It is an informed professional opinion, not an automated estimate and not a formal bank or licensed valuer's valuation. If you need a figure for a mortgage or a legal matter, you need a licensed valuer, and I will tell you so rather than let you rely on this.

No. The form asks about your plans and timeframe so the analysis is relevant to your situation — someone testing the water needs different information from someone completing in three months. "Still exploring options" is a perfectly good answer, and a common one.
